Coming soon . . . a garage for La Lair and an apartment for me.
Christmas 2023
Finally one year later, after signing contract with builder, metal roofing and siding are installed!

Not much to show for the month of July, just wiring and $21,600 worth of water-sewer-electric trenches to connect to the city's utilities.
How's come my builder's contracted plumber refuses to drill a center hole in my kitchen sink? Doesn't make sense to me :(
After a little dispute about the roof's underlayment, the builders agreed with me to toss the felt and cap nails into the trash container. The roof's first layer Zip System panels were taped at the edges, then covered with Epilay (non-woven synthetic underlay recommended for residential metal roofs). This "correction" plus a week of rain set us back a bit.
Zip System finished late May 2023, then covered with felt . . . rear covered porch below.
Large 10'x10' garage door faces street . . .
Not everything goes smoothly.
First problem: The concrete subcontractor did a cold joint at an expansion joint (two concrete pours resulting in 1/2" uneven settle).
Second problem: My lot location is down-wind of the Appalachian Mountain range (45 mph gust is not unusual) and sections of the felt/tar-paper blew off.
That's when I discovered the un-taped Zip System roof panels. Zip System's moisture barrier warranty is voided if panels aren't taped. Unfortunately, we had a week of rain, about 5 inches, so the un-taped roof panels (covered with blown-away felt/tar-paper) meant dripping rain throughout the inside of the house. The trusses got wet and the concrete floor inside has puddles everywhere. Working on a solution with the builder.
Framing began mid-May 2023! The gravel surrounding my house is the "bed" for 25 baby Norway Spruce seedlings to be planted.
Last week of April 2023, concrete slab is poured . . . .
First weeks of April 2023, plumbing and electrical rough-ins pass inspection.
January 2023, architecture plans with a few changes get city approval.
